Our wonderful hill country home was spared from the July 4, 2025 flood! We are located at 3200 Highway 39, about 7.5 miles west of Hunt, TX. Our section of the Upper Guadalupe River offers hours of recreation. The "new" river has plenty to offer, privacy, shallows as well as deeper pools in which one can float and visit. Parents and young children especially will enjoy the private natural pool directly in front of the 3-2 modern house.The home is approximately 1500 square feet, plus a large deck which faces the river (north) and a smaller deck that faces south. They are perfect vantage points to see a sunrise while sharing a cup of coffee and something sweet or a sunset reflection on the canyon wall and river while enjoying a wonderful Hill Country glass of wine. Three bedrooms include a master suite (queen) with its own walk in shower and two guest bedrooms (queen and full) with a Hollywood bath. The all electric galley kitchen is open to the dining and living areas so the master cook is always in the mix. The house, designed by architect Gerald Tackett, is the perfect place for making lasting memories with friends and family. Our Spring rate (March - May 15) is $250 per night with a 50% nonrefundable down payment that will be collected with the application. Pets will be an additional charge of $35 per pet per day.

Our Modern Home
Away From Home



The great room with 19' celings, is just that... GREAT! This view is from the kitchen. One can be in the kitchen cooking, or visiting with persons at the bar or listening to conversations of those at the dining table. The television with WiFi and basic cable can been seen from the kitchen also. The home is very FAMILY FRIENDLY.




Exclusive Bedrooms!



The above bedroom has an authentic antique double bed. It is a favorite of guests, especially little girls who pretend they are a princess! It is drenched with sunlight and beautiful views. The second guest bedroom (our cowboy room) has a queen sized bed. They share a hollywood bath that has two lavatories and a center tub with shower and toliet. The master has the 19 foot ceilings and lots of light. A walk in shower with a huge high window offers an extraordinary experience.




Daily Activities



So much to see and experience! However, one of the best activities is just to "chill" in the natural pool in front of the house or on the deck. Some people just sit in the rapids and read a book! Others will enjoy walking the river's edge and upper paths. You are the master of your experiences. We welcome family pets as long as the owners are with them in the water or grounds.

Do you like bird watching? Our couch view offers bird watching all day, but especially in the mornings! Read a book, take a quick nap or gather kids in for a fun morning of games. It is just a great way to block out the craziness of the outside world.

Kerrville and Ingram (Copper Pot) have excellent restaurants, a Cowboy Museum that is top knotch, Shreiner University and a huge Walmart and HEB. About an hour away, Fredericksburg has its wine tours and historical museums. Buy your wine and enjoy it privately as you overlook a beautiful golden hour. If you want a longer hike, Lost Maples State Park is an interesting 45 minute trip. Make reservations early.

We are hoping the famous Criders Rodeo and Dance will be open sometime this summer.
